The Asset

The Gramophone Works is a landmark creative campus located on the banks of the Grand Union Canal. This meticulously designed 64,000 sq ft workspace spans six floors and is home to a thriving creative community, including Kindred Studios and fashion designer Emilia Wickstead. With its timber frame, expansive canal-side terrace, reception event space, and ground-floor café, it is positioned to be West London’s most sustainable and creative workplace.

High-quality, modern workspaces often feature complex architectural details and extensive glazing to maximise natural light.

While aesthetically superior, these features can be penalised by standard energy assessment methodologies if not modelled with absolute precision.

An initial baseline assessment undertaken for the previous owner indicated the building was performing at an EPC Band B. While compliant, Carbon Profile’s engineering team recognised that the building’s high-specification design held the potential for a superior rating that the baseline data wasn't capturing.

Precision Modelling Over Default Assumptions

We deployed our specialist Level 5 DSM (Dynamic Simulation Modelling) service, utilising DesignBuilder software. Unlike standard assessments, this allowed us to create a highly detailed 3D representation of the building’s physics.

The “Data First” Approach

Carbon Profile applies a strict "Data First" methodology. We do not rely on standard industry defaults where accurate data can be found. Working in close partnership with Redevco Capital Partners and Wentworth Andersen, we initiated a comprehensive Data Feedback Loop. We scrutinised the building's specifications, closing data gaps regarding the high-performance glazing, intricate building fabric details and full lighting design details to ensure the model was closer to a "digital twin" of the physical asset.

The Result

By replacing conservative default assumptions with verified, accurate data, we proved that the building was performing significantly better than the initial baseline suggested.

We successfully achieved an EPC Band A.

Crucially, this upgrade was achieved without the need for material physical works or capital expenditure. Through technical expertise and collaborative data gathering, we unlocked the building's true value, validating The Gramophone Works as a market-leading, energy-efficient asset.
